What different TiniBnB Houses do you offer?

There are four different models that we offer. The TiniBnB House Office “Shed”, The TiniBnB House “Studio”, The TiniBnB House “Miraflores”, and the TiniBnB House “Hacienda”.

How big is a TiniBnB House?

We offer four TiniBnB House units, the Shed (120-200 sq ft), the studio (500 sq ft), the Miraflores (807 sq ft), the Hacienda (890 sq ft)

How is my TiniBnB House built?

We build our units with a qualified manufacturer in compliance with the 2018 international residential codes. They’re constructed in a factory-controlled environment for efficiency and quality control. Our Tiny Houses are made from steel, concrete and EPS foam. These are building materials that don’t degrade and will last a lifetime. The walls, floor and roof are structurally reinforced concrete that are much stronger than the average building.

How long does it take?

Our process takes about half as long as building a custom structure on-site. A TiniBnB House takes 8–12 weeks to permit, 6–8 weeks to manufacture, 1–2 weeks for site prep, and 1 week to install.

How can I use a TiniBnB House?

A TiniBnB House is designed to be as versatile as you. You can use the extra space for a rental property, mother-in-law suite, AirBnB, workspace, art studio, vacation getaway, personal gym, yoga studio, entertainment room… the possibilities are endless.

What is an ADU?

An ADU (Accessory Dwelling Unit) is a separate housing unit on a residential lot that has an existing home on it, and is permitted by the city.

How do I set up utilities and HVAC?

We extend the sewer, water, and electric lines from your home to where you want your TiniBnB House placed on your property. We use a mini-split system for heating and cooling, which is included with your unit.

How do I know if my property qualifies?

We can handle that for you. Once we get your address, we’ll check into your city’s zoning, setback, and property size requirements and let you know whether your property qualifies.

What do I need to do for permitting?

We only sells room modules. We will connect you with a Incablock certified and state licensed installer in your area. 

How does financing work?

A TiniBnB House can connect you with our preferred lender. Typically, clients finance their ADU with a home equity line of credit, cash-out refinance, 2nd mortgage, or a renovation loan. Many loan options are available. Before we finalize your Tiny house order our financing partners will reach out to you to discuss loan options. Its likely you can finance your Tiny House with a traditional 30 year mortgage.

How much will it cost to setup a Tiny House?

A TiniBnB House is fast and easy to setup. For $75,000 you get a house. Whats not included in that price is your land and site setup. This can include utility hookups, foundation, landscaping, permits, and more. Depending on your location and the complexity of your site, this cost can range anywhere from $5,000 to $50,000.

When will TiniBnB Houses be available?

We are working hard to make housing more affordable for everyone. At the moment we are setting a second factory to meet demand. Submit your email to get the latest updates.

How much is shipping?

We can ship these anywhere in the world. A rough budget might be $8-$10/mile from San Diego CA.

Can you ship international?

If you pay the shipping, we will ship it to you anywhere. Please get on the waitlist. 

What happens when I reserve?

Your name will be added to list of interested customers. When we are ready we will reach out to you to discuss next steps. The TiniBnB House products are receiving a lot of attention, so we suggest you get your name on the waitlist ASAP. 

Are they flood resistant?

TiniBnB Houses doesn’t use common lumber or sheetrock. The building materials are less likely be damaged by water, and less likely to grow mold. 

Are they fire resistant?

Yes, TiniBnB Houses doesn’t use common lumber. The building materials are less likely be damaged by fire. It was engineered with fire resistance in mind. The interior and exterior of the structure is clad with non combustible materials.

Are they energy efficient?

Yes, TiniBnB Houses buildings are extremely energy efficient. This is because the high R value insulation, tight building envelope, and limited thermal bridging.

Can they handle snow?

Yes, TiniBnB Houses buildings are snow load rated.

What codes do they comply with?

Yes, TiniBnB Houses buildings conform to and exceed the requirements of most any building code. TiniBnB Houses will come with state modular approval. Modular approval is great because it reduces local inspections and the plans are pre approved at the state level.

Am I allowed to build a Tiny House on my land?

Different areas have different zoning rules. You can try reading rules on your local governments website, but sometimes it can be confusing. TiniBnB Houses has partnered with ZoningResources.com  to provide an easy resource for questions about permitting.

Are these manufactured/ trailer/ HUD homes?

No, they are built to a higher code standard than manufactured homes. They are built to modular standards. TiniBnB Houses are generally stronger than a traditional site built home.

Is the roof flat?

TiniBnB Houses comes stock with a flat roof system. Some areas require a pitched roof. In that case we will provide your installer with roof plans and they will add the roof on site.

Can you customize your Tiny House?

At the moment, we cannot customize any Tiny House. You can modify or customize after your receive it. 

Can I have solar or off grid?

You can setup utilities however you want to at your site. Whether its a water tank or solar panels it will connect the same way to the TiniBnB House as regular utilities.
